The autumn market has opened with steady demand and a clearer split between segments. Here is where prices and activity stand across the coast, based on listings and completed sales tracked on LaCostaDelSol.
Villas: fewer listings, firm prices
Sierra Blanca, the Golden Mile and the Benahavís gated communities continue to see limited supply. Asking prices for turnkey contemporary villas remain between €6,000 and €9,000 per square metre, and price reductions are rare for homes built after 2018.
Apartments: the under-€500k segment moves fastest
Two-bedroom apartments in Nueva Andalucía, San Pedro and La Cala de Mijas priced below €500,000 are typically under offer within six weeks. Buyers are a mix of northern European second-home purchasers and investors targeting holiday-rental yield.
New developments: Estepona leads in volume
Estepona's New Golden Mile accounts for the largest share of off-plan reservations this quarter, with prices from around €420,000 for two-bedroom units and completion dates in 2027.
