Four very different places

The question most long-stay visitors eventually ask is where they would live. The four candidates below sit within an hour of each other but suit different people. The prices quoted are averages that hide enormous variation within each town; a frontline villa and a 1970s apartment two streets back can differ by a factor of ten.

Marbella

Marbella is the brand, and it behaves like one. The old town is charming and walkable, the Golden Mile is the address, and Nueva Andalucía, Sierra Blanca and the eastern beach suburbs of Elviria and Las Chapas each have their own loyal buyers. Notarial data analyzed in the DM Properties and Knight Frank 2026 market report put Marbella's average at €4,864 per square meter in the first quarter of 2026, up 4.7 percent on the previous quarter, with the best addresses far above that; neighboring Benahavís stood at €4,718. Marbella suits people who want a full international scene: restaurants of every kind, private clinics and schools, golf within minutes and a social calendar that runs year-round. The costs are traffic, summer crowds and prices that now rival major European capitals.

Estepona

Twenty minutes west, Estepona has spent fifteen years turning itself into the coast's most liveable town: an old quarter painted with murals and planted with flowers, a long promenade, a working fishing port and a run of new residential developments along the New Golden Mile toward Marbella. The same notarial series put it at €3,384 per square meter in early 2026, well below Marbella, and the town has become popular with families and with northern European buyers who want space without isolation. It is quieter after dark, more Spanish in daily life and, for many retirees, the better fit. Golf and the Sotogrande polo are close; Málaga airport is about an hour away.

Sotogrande

Sotogrande is not a town but a private estate founded in the 1960s, in Cádiz province just past the Málaga border, built around the Valderrama and Real Club de Golf Sotogrande courses, a marina and the polo fields. It is gated, green, low-rise and seasonal: full in summer and at Easter, very quiet in winter. Idealista's asking-price series reached €3,842 per square meter in June 2026, up 14.5 percent on the year, with large villas in Sotogrande Alto and La Reserva far above that. It suits families with children at the international school, serious golfers and people who want privacy and space over nightlife. The trade-off is distance: the nearest city is Gibraltar and the nearest large hospital is in Marbella.

Málaga city

The surprise of the past decade is that the provincial capital has become a place people choose. The center is a dense, walkable district of museums, markets and rooftop bars; the Soho and Lagunillas neighborhoods have filled with cafés and creative businesses; and the eastern beach suburbs of Pedregalejo and El Palo offer village life by the sea with the city ten minutes away. Idealista put the city average at €3,938 per square meter in August 2026, a record and 5.1 percent up on the year, with the Este district at €4,990 and the Centro at €4,574. Málaga suits people who want an urban life, direct flights, a university and a train station, and who do not need a pool and a garden. It is also the easiest of the four to live in without a car.

How to choose

Three questions sort most people. Do you want a car-free life? Only Málaga city and, with limits, Estepona's center offer that. Do you want a year-round community or a summer one? Marbella and Málaga are year-round; Sotogrande and parts of Estepona's new developments empty out in winter. And what is the budget? At the averages above, €1 million buys roughly 205 square meters in Marbella, 295 in Estepona, 260 in Sotogrande and 254 in Málaga city, before the premium for sea views and new construction. Rent for a winter before you buy; the coast rewards people who know which street they want.
